When do you need one?
Septic system certification is necessary when you plan to purchase real estate and a bank or mortgage company requires the test.
Mortgage companies and banks often require a septic system certification before they will approve a mortgage or a loan for the purchase of real estate. The certification provides valuable information about the system ultimately showing whether it is functioning properly or not. A certification protects the bank, the buyer, and the seller. Replacement of a system can be a costly investment. Even if your lender does not require or a realtor does not recommend a certification in order to process the purchase of a home, we recommend that you have the system tested. The results of such a test can save you time, money, and eliminate the legal risks often associated with buying real estate.
What is involved?
Kline's PSMA (Pennsylvania Septage Management Association) certified inspector will follow the criteria defined by PSMA. Some items to be checked when performing a certification are listed below:
- Location of tank(s) and drain field
- Age of home & system
- Size & condition of system
- Number of occupants living in the home - is it presently occupied
- When was the system last pumped
- How was the system pumped
- Were there any repairs on the system, if so when
- Number of systems on the site
- Does wash water or water from appliances discharge into or away from the system
- What is the condition of the:
- manhole cover
- inlet & outlet baffles
- pumps
- lines
- electrical connections
- Determine thickness & levels of sludge & scum in the tank
- Is there evidence of surface water seeping into the drain field or tanks
- Is an alarm installed on the system - if so does it function properly
- Absorption system & size
- Is there a holding or pump tank - if so does the pump function properly
- Is seepage or grey water visible on lawn
- Is lush vegetation growing in or near the drain field
- Does the resident have the original permit from the original system installation
